At the same time, this is a highly visible and competitive market. Buyers are paying for a premium location and mature amenities, which means expectations are already built into the pricing.
Price Performance of Nearby Projects
The River Valley and Zion Road area has seen a strong recovery in pricing over the past few years. Nearby projects such as River Green, Riviere and Irwell Hill Residences have generally established a new benchmark of around $2,900–$3,300 psf, reflecting renewed confidence in the CCR and city-fringe market.
Promenade Peak itself launched at around the high-$2,000 psf range and has seen healthy take-up. While this places it above older developments in the vicinity, it remains below the pricing commanded by some premium District 9 freehold projects. Overall, pricing trends around Zion Road suggest that buyers are willing to pay a premium for modern developments with strong connectivity and proximity to Orchard and the CBD.

Restaurants, malls, offices and lifestyle amenities are already in place, making this a location that people genuinely enjoy living in. |

From a fundamentals perspective, the project is strong. MRT accessibility, proximity to Orchard Road, reputable schools and the scarcity of large new launches in the area provide solid support. Pricing may seem high in absolute terms, but it is broadly in line with where the market has moved.
The honest question is not whether Promenade Peak is a good project — I think it is. The real question is whether buyers are comfortable paying today’s prices for tomorrow’s lifestyle. For owner-occupiers who value convenience and city living, the answer may well be yes. For investors, expectations should remain measured. In a mature location like River Valley, returns are more likely to come from long-term holding rather than explosive upside.
