Price Performance of Nearby Projects
Among the recent launches, the immediate benchmark of Coastal Cabana would be Rivelle Tampines EC, which launched at an average price of approximately $1,893 psf, compared to Coastal Cabana’s average launch price of around $1,734 psf. Although Rivelle commands a premium, it benefits from its location within the mature Tampines estate and closer proximity to Tampines’ extensive amenities. Coastal Cabana, on the other hand, differentiates itself with its unique seaside lifestyle, being directly opposite Downtown East and just minutes from Pasir Ris Park and the beach. In my opinion, buyers shouldn’t simply focus on which project has the lower psf. The better question is which lifestyle suits your family better. If you value the convenience and vibrancy of a mature regional centre, Rivelle is likely the stronger choice. If you prefer a more relaxed coastal environment that is difficult to replicate elsewhere in Singapore, Coastal Cabana offers a lifestyle that few new Executive Condominiums can match.
Looking at older ECs in the immediate vicinity, Sea Horizon and Watercolours (launched about $750 to $800 psd range) have demonstrated resilient price performance over the years, with recent resale transactions generally in the $1,200 psf range despite being more than a decade old. Although the price appreciation is slower than some mature estates, their performance reflects the enduring appeal of Pasir Ris as a family-friendly town, supported by its coastal environment, established amenities and limited supply of newer homes.
